JOB SUMMARY The purpose of this position is to manage and support the implementation of energy and sustainability initiatives within an account. Champion global efforts of Energy and Sustainability to support Client's corporate sustainability goals and real estate KPIs, including energy spend reduction and emissions reduction goals. Create and maintain a rolling 3-year strategic plan to drive execution towards the goals and targets. ESSENTIAL DUTIES AND RESPONSIBILITIES Ensures that global energy and sustainability standards are applied throughout the managed properties. Responsible for identifying and implementing cost saving strategies and budgeting for utilities within an account. Coordinates energy procurement and implementation of new technologies with the global energy and sustainability platform. Develops, updates, communicates and implements energy efficiency standards, water efficiency standards and best in class waste and recycling processes. Manages resource initiatives for all sites/regions/portfolio, as assigned. Develops and presents monthly energy and sustainability status and variance reports. Monitors and reports on energy use, water use, waste diversion rates and spending trends. Engages team and the global energy and sustainability platform to identify and develop projects. Responsible for formalizing the scope, obtaining quotes, performing project savings analysis and obtaining project approval. Collaborates with the global platform on the implementation and management of energy and sustainability projects in a timely and accurate fashion. Assists leadership team with site surveys and energy plans at other accounts as appropriate. Support activities related to the formal review and unscheduled audit of numerous Strategic Alliance Partners, and external outside service providers to ensure conformance with documented CBRE or Customer policy, procedures and guidelines. Communicate past, present and future energy plans and performance through formal presentations to account team. Responsible for pursuing and tracking key client goals including energy reduction targets, carbon emissions targets, water conservation, and waste diversion. Create, maintain, and execute an energy project pipeline in line with Client goals and savings initiatives. Collaborate closely with Facilities Management on the capital budgeting process. Actively participate in major infrastructure initiatives to recommend energy efficient design and implementation. Oversee implementation of energy retrofit projects and programs to ensure successful outcomes. Manage rebate programs applicable to retrofits and other efficiency initiatives. Responsible for engaging with CBRE platform leadership to identify and implement sustainable products, processes, best practices and technologies, to support the client's goals of reducing energy and water consumption, and for managing the environmental impact of a real estate portfolio. Participate in the development of meaningful and realistic energy reduction targets. Work with the client's Corporate Social Responsibility and Communications team to assist in the development and implementation of both internal and external sustainability communications. Maintain a library of industry research and provide internal reports on sustainability trends. Provides strategic and technical leadership in the areas of energy and sustainability management and related standard operating procedures, predictive maintenance procedures, customer service & delivery level agreements and the development and review of performance criteria for outside service contracts. Work closely with facilities and engineering teams to develop and deploy smart building solutions to drive cost savings and operational efficiency. Manage utility supply contract and purchasing strategies to reduce risk and drive supply-side savings. Consult on renewable energy strategies and engage outside parties as needed to align with Client's emissions and renewable energy goals. Carry out broad and complex assignments requiring comprehensive knowledge related to energy efficiency, renewable/carbon offsets and sustainability services offered by the Global Energy and Sustainability platform. Develop and present monthly energy and sustainability status and variance reports and conduct monthly energy and sustainability team meetings. Communicate past, present and future energy plans and performance through formal presentations to account team and client. Oversee and direct the monitoring and reporting of energy use and spending trends to ensure consistency across the region/portfolio under management. Manages global sustainability sources, dashboards, analytics, and other tools for internal and external communication. Manage utility bill payment systems and database. Coordinate with facilities management to perform quarterly spot check validation of meter readings. Maintain annual benchmarking of utility consumption against similar portfolios and companies. Identify root causes for major deviations and opportunities for improvement based on results. Provide oversight and direction in conducting LEED gap analyses. Act as a SME (subject matter expert) to assist with LEED-EB, LEED-NC, LEED-CI and LEED-CS certifications across a portfolio. Develop objectives, scope narratives and financial summaries (including payback analysis) in support of LEED certification efforts Develop operational policies and procedures related to fit outs, renovations, and leases that embrace LEED principals and disseminates them across a portfolio. EDUCATION and EXPERIENCE Bachelor's degree (BA/BS) from four-year College or university. Minimum of five years of related experience and/or training. Minimum of four years of managerial experience preferred. CERTIFICATES and/or LICENSES CEM and LEED accreditation preferred. Training and accreditation part of development and performance management requirements. COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues. FINANCIAL KNOWLEDGE Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis. REASONING ABILITY Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills. OTHER SKILLS and ABILITIES Carbon footprint reporting experience or training preferred. Training and accreditation part of development and performance management requirements. SCOPE OF RESPONSIBILITY Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
